Do you need a dentist to pull a tooth? Technically, no. But without one you're looking at a whole lot of pain, a higher chance of something going wrong, and problems that could have easily been avoided. Selling or buying a home without a realtor is kind of the same thing.
Let me be straight with you though. You can do it without one. Nobody is stopping you. But let's talk about what that actually looks like in New Jersey.

You may have seen news about the NAR commission settlement and wondered what it means for you. The short version is that how realtors get paid has changed, and buyers and sellers now have more room to negotiate compensation. What hasn't changed is how complex a real estate transaction actually is.
New Jersey in particular has a process unlike most other states. Attorney review, oil tank sweeps, radon testing, flood zone disclosures, and inspection negotiations are all part of a typical transaction here. Homeowners who sell on their own are called FSBO — For Sale By Owner. Some pull it off. Most don't, and here's what typically happens.
The home gets priced based on what the owner feels it's worth rather than what the market says. It sits longer than it should. And at closing, they realize the money they thought they were saving disappeared in price reductions, concessions, and mistakes along the way.
